Maximum of eight guests. • With 5-day or more reservation, recieve 20% off beginning the 3rd night • This is a non-smoking facility – smoking permitted outside • Well-behaved pets under 15 lbs allowed RIVERSIDE RETREAT • $225/night Memorial Day Weekend – Labor Day • $185/night* Labor Day (day after) – Thurs before Memorial Day Weekend • Maximum of six guests. • With 5-day or more reservation, recieve 20% off beginning the 3rd night • This is a non-smoking facility – smoking permitted outside • Well-behaved pets up to 50 lbs allowed Reservations: • Two-night minimum • Three-night minimum for holidays Check in: 4 pm Check out: 12 Noon Deposit: • One night’s rate + tax (6%). • Your reservation will be confirmed once we receive your deposit. You will receive an email with your receipt confirmation. • Please notify us immediately if there is an error. • MasterCard, Discover, Visa, check, cash. • If paying by check, payment must be received within 5 days to hold reservation. • The original balance will be due upon arrival. • You are responsible for all the dates you have reserved. Cancellations/REFUNDS: • If reservation is cancelled more than 30 days before arrival date, an 80% refund will be issued. There is no guaranteed refund for reservations cancelled within 30 days of arrival date • If we are able to rent the cabin for all the days you reserved, we will issue a 90% refund. | No partial cancellations will be accepted. Unusual or extenuating circumstances will be dealt with on a case-by-case basis at the discretion of Frio Star Lodging. Reservation held only until noon of the following day of scheduled arrival. If notified within 30 days, guests may reschedule within one year. The party making the reservation becomes the responsible party for payment and for the actions and behavior of all others that may occupy the cabin during the rental period. Responsible party must be 21 years of age or older. NO REFUNDS: Absolutely no refund for early departures or for those not conforming to the rules of good conduct and safety. You are responsible for payment of days you reserved. RULES: • No high school or college age guests without parents • No fire works or firearms of any type allowed on premises - you may go to the river to set off fireworks • No RVs or tents allowed • Loud music, noise, public intoxication are prohibited • Do not abuse plants, trees, flowers, etc. on the property • Parents must not allow children to roam unsupervised • SWIM AT YOUR OWN RISK – NO LIFEGUARD ON DUTY • No glass containers allowed at the river • Firewood brought on premises must be cut in short lengths. No cutting or breaking of any tree limbs. All fires must be kept small. • Fires are only permitted within the fire-pits/rings provided at each cabin. No fires are allowed at the river HOUSES/CABINS: • NO SMOKING ALLOWED IN THE HOUSES. Smoking indoors will result in a $250.00 charge for additional cleaning. The fire pit / BBQ area is designated for smoking. Please do not throw cigarette butts on the ground • Keys – a maximum of 2 keys per house will be issued. Lost or keys not returned will be charged at a rate of $50.00 per key to re-key the house. • Do not flush sanitary napkins, kleenex, personal wipes down the toilets. • Please do not pour grease/oil down any sink – houses are on septic systems. • Dishes should be washed prior to leaving or there will be a $25 charge. • Any damages to the houses, furnishings, bed linens, towels, or missing items will be billed to the credit card on file. • We will not be responsible for accidents or for the safety of your belongings. • Owners/Property Managers reserve the right to ask guests to leave the property without reimbursement |
